Fall Home Inspection Checklist: 7 Edmonton Pre-Winter Checks

Edmonton’s first hard frost can arrive sooner than expected. Early September is the right time to inspect your home’s exterior, heating equipment, drainage, and indoor air systems: before snow, freezing temperatures, and freeze-thaw cycles make repairs more difficult.

What should Edmonton homeowners check on their home before winter?

The seven most important pre-winter checks are:

  1. Furnace, heating equipment, and exhaust vents
  2. Roof, gutters, and downspouts
  3. Foundation grading and drainage
  4. Windows, doors, exterior cracks, and caulking
  5. Attic insulation and ventilation
  6. Sump pump, crawlspace, and moisture conditions
  7. Carbon monoxide, smoke, and radon protection

Here is my practical fall home inspection checklist for Edmonton homeowners.

1. Is your furnace operating safely and are the exhaust vents clear?

Your furnace may have worked reliably last winter, but that does not guarantee it is ready for another season of continuous heating.

Before temperatures drop, check:

  • Replace or clean the furnace filter according to the manufacturer’s instructions.
  • Run the furnace through a complete heating cycle.
  • Confirm warm air is coming from the registers.
  • Make sure supply registers and return-air grilles are not blocked by furniture, rugs, or storage.
  • Listen for unusual banging, squealing, rattling, or delayed ignition.
  • Check high-efficiency furnace intake and exhaust pipes outside for leaves, nests, ice, or other obstructions.
  • Confirm combustion and exhaust components are not visibly damaged or disconnected.
  • Arrange professional servicing if the furnace is overdue for maintenance or shows signs of poor operation.

A dirty filter can reduce airflow and increase strain on the blower. A blocked intake or exhaust pipe can affect combustion and, in some situations, contribute to dangerous carbon monoxide conditions.

2. Could your roof and gutters handle snow, ice, and heavy fall runoff?

Your roof is exposed to Edmonton’s wind, snow, sun, and repeated freeze-thaw cycles. Fall is one of the best times to identify damage while the roof and drainage systems are still accessible.

Look for:

  • Missing, cracked, curling, or lifted shingles
  • Damaged or loose flashing around chimneys, skylights, and roof penetrations
  • Sagging roof sections
  • Damaged plumbing or attic vents
  • Granules collecting heavily in gutters
  • Loose or separated eavestrough sections
  • Downspouts that are disconnected, crushed, or blocked
  • Gutters overflowing during rain

Clean leaves and debris from the gutters after most of the leaves have fallen. Then run water through the system to confirm it flows freely. Downspouts should discharge water away from the foundation: not directly beside it.

Ice dams are not caused by one issue alone. Heat loss through the attic, inadequate ventilation, snow cover, and blocked drainage can combine to allow ice to form along the roof edge. A fall roof and attic review can help identify the conditions before they become visible leaks.

3. Does water drain away from your foundation?

What happens around your foundation during a fall rainstorm is a useful preview of what may happen during spring thaw.

Walk around the property and check:

  • Whether soil slopes away from the foundation
  • Areas where water pools beside basement walls
  • Depressions caused by settlement
  • Soil or landscaping that touches siding or cladding
  • Downspout extensions that discharge too close to the house
  • Window wells filled with leaves, soil, or standing water
  • Driveways or walkways that direct water toward the garage or foundation

Negative grading can direct rainwater and melting snow toward the basement. In Edmonton, repeated freezing and thawing can enlarge small cracks and increase pressure against foundation walls.

Clear window wells and confirm they can drain. If you have a swale, catch basin, or drainage channel, remove leaves and debris so water can move freely.

Avoid adding soil directly against the exterior wall without checking siding clearances and drainage details. A quick landscaping fix can sometimes create a new moisture problem.

If you see persistent pooling, foundation staining, or basement seepage, arrange an inspection before the ground freezes.

4. Are your windows, doors, and exterior joints sealed against cold air and moisture?

Can you feel a draft near an exterior door or window? Do you see cracked caulking, peeling trim, or condensation between panes?

These signs may indicate failed weatherstripping, deteriorated sealant, or a damaged window unit.

Inspect:

  • Exterior caulking around window and door frames
  • Weatherstripping around exterior doors
  • Door sweeps and thresholds
  • Cracked or loose siding and trim
  • Gaps around utility penetrations
  • Deteriorated sealant at corners and transitions
  • Condensation between window panes
  • Soft wood, staining, or swelling near openings

Drafts increase heating demand and can make rooms uncomfortable. Failed exterior seals can also allow wind-driven rain or melting snow into the wall assembly.

Replace worn weatherstripping and repair small, accessible caulking failures with the correct exterior-rated product. If you see staining, softness, or recurring moisture, do not simply cover it with new sealant. The underlying cause should be investigated first.

5. Is your attic insulated evenly and ventilated properly?

Your attic plays a major role in winter comfort, energy efficiency, and roof durability. It should be cold and well-ventilated: not warm, damp, or frosted.

From a safe and accessible location, look for:

  • Uneven or thin insulation
  • Insulation blocking soffit vents
  • Frost or water staining on roof sheathing
  • Mould-like growth or dark discolouration
  • Compressed insulation near the attic hatch
  • Bathroom fans terminating in the attic instead of outdoors
  • Damaged or blocked roof vents
  • Unsealed openings around plumbing, wiring, and light fixtures

Inadequate insulation allows more heat to escape into the attic. Poor ventilation can trap moisture. Together, these conditions can contribute to frost, mould growth, wood deterioration, and ice dams.

Do not enter an attic if there is no safe walkway or if insulation may contain hazardous materials. Also, never bury recessed lights or electrical components unless they are rated and installed for contact with insulation.

6. Is your sump pump ready, and is the crawlspace dry?

Basement and crawlspace moisture problems can remain hidden until snowmelt or heavy rain overwhelms the drainage system.

Test your sump pump by slowly adding water to the sump pit. Confirm that:

  • The pump starts automatically.
  • Water discharges properly.
  • The discharge line is connected and directed away from the foundation.
  • The exterior section will not freeze or become blocked.
  • The backup pump or battery system works, if installed.
  • The pit cover is secure and the area is accessible.

In an accessible crawlspace or basement, look for:

  • Damp or musty odours
  • Water staining
  • Condensation on pipes
  • Wet insulation
  • Efflorescence or white mineral deposits
  • Wood rot
  • Insect activity
  • Mould-like growth

Moisture can enter through foundation cracks, plumbing leaks, poor grading, or condensation. A moisture meter and thermal camera can help identify areas that deserve closer attention, but they do not replace a complete diagnosis by the appropriate specialist.

If your home has recurring odours or visible growth, consider a professional mould and moisture-related inspection.

7. Are your smoke, carbon monoxide, and radon protections in place?

Winter means closed windows, increased furnace use, and more time indoors. That makes indoor air safety especially important.

Complete these checks:

  • Test every smoke and carbon monoxide alarm.
  • Replace batteries as recommended by the manufacturer.
  • Confirm alarms are installed on each level and near sleeping areas as appropriate.
  • Check the manufacture date and replace expired units.
  • Keep alarms clear of paint, dust, and obstructions.
  • Never ignore a carbon monoxide alarm. Leave the home and contact emergency services if it activates.

You should also consider radon testing, particularly if your home has a basement or regularly occupied lower level. Radon is an odourless, radioactive gas that can enter through soil and foundation openings. Health Canada recommends using a long-term test of at least 91 days when assessing the average annual radon level. The Canadian guideline is 200 Bq/m³.

Review the Government of Canada’s radon guideline for current testing and mitigation information.

A short test can provide an indication, but it should not replace long-term testing when deciding whether mitigation is required.
