15 Questions to Ask Your Edmonton Home Inspector During the Walkthrough

Buying a home in Edmonton is a massive milestone. Whether you’re eyeing a charming mid-century bungalow in Glenora or a sleek new build in Windermere, the home inspection is your "moment of truth."

At InspecUs, we’ve spent over 10 years crawling through attics and squinting at foundation cracks across Alberta. We know that the inspection report: which we deliver the same day with over 200 high-res photos: is a goldmine of information. But the real magic happens during the walkthrough.

The walkthrough is your chance to get off the sidelines. It’s when we take you through the property to show you exactly what we found. But if you just stand there and nod, you’re missing out. You need to ask the right questions to truly understand the health of your potential investment.

Here’s the thing: you aren’t expected to be a construction expert. That’s our job. But asking these 15 questions will ensure you walk away with total confidence.

1. "What are the 'Big Ticket' issues vs. routine maintenance?"

Not every defect is a dealbreaker. A leaky faucet is a $10 fix; a cracked heat exchanger in the furnace is a $5,000 problem. During our residential home inspections, we categorize findings clearly. Ask us to point out which items need immediate financial attention and which are just "homeownership homework."

2. "Is this attic insulation sufficient for an Edmonton winter?"

In Alberta, our "freeze-thaw" cycle is brutal. If your attic isn’t properly insulated or ventilated, you’ll face ice damming and skyrocketing heating bills. We check for the R-value of your insulation and ensure air is flowing. If we see signs of frost or condensation, we’ll let you know.

3. "What did the thermal imaging reveal about hidden leaks?"

Every InspecUs inspection includes thermal imaging and moisture detection. Sometimes a wall looks perfect to the naked eye, but our infrared cameras show a cold purple streak indicating a hidden pipe leak or missing insulation. Ask us: "Is there anything behind these walls I should be worried about?"

4. "Is this foundation crack a structural threat or just settling?"

Edmonton’s clay soil moves. A lot. Most older homes have minor hairline cracks from natural settling. However, horizontal cracks or wide gaps are red flags. We use our construction background to tell you if a crack is a "watch it" or a "fix it now" situation.

5. "How much 'life' is left in this roof?"

Replacing a roof is one of the most expensive parts of homeownership. While we can’t give you an exact "expiration date," we can tell you if the shingles are curling, losing granules, or if the flashing is compromised. According to InterNACHI standards, we look for signs of wear that suggest replacement is 2 years away versus 10 years away.

6. "Are the grading and drainage moving water away from the house?"

Water is a house’s worst enemy. In Edmonton, spring melt can flood a basement in hours if the ground slopes toward the foundation. We’ll show you where the soil needs to be built up and if your downspouts are discharging far enough away.

7. "Where are the main shut-off valves for water, gas, and power?"

If a pipe bursts at 2 AM, you don't want to be searching for the shut-off valve. During the walkthrough, we’ll point these out. It’s a small detail that saves huge headaches later.

8. "Is the electrical panel safe and up to modern standards?"

We see a lot of "DIY" electrical work in older Edmonton neighbourhoods. We check for double-tapping, improper grounding, and recalled panels (like Federal Pacific). If we see something sketchy, we’ll tell you exactly why it’s a fire hazard.

9. "Should I get a sewer scope for this property?"

If the home was built before 1970, or if there are large trees in the yard, we almost always recommend a sewer scope inspection. Tree roots love to invade old clay pipes, leading to raw sewage backups in your basement. It’s better to spend a few hundred dollars now than thousands later.

10. "Do you see any signs of mold or past water damage?"

A musty smell in the basement isn't just "old house smell": it’s often a sign of mold. We look for efflorescence (white salty powder) on foundation walls and use moisture meters to see if "repaired" spots are actually dry. If there's a lingering odor from pets or smoke, we might even suggest an ozone treatment to refresh the air before you move in.

11. "Is the furnace and water heater properly vented?"

In our cold climate, HVAC systems work overtime. We check that high-efficiency furnaces are venting correctly to the exterior to prevent carbon monoxide buildup. Safety is our #1 priority.

12. "What’s the most urgent repair needed here?"

If you only have the budget to fix one thing next month, what should it be? This helps you prioritize your post-closing to-do list.

13. "Does this 'DIY' work look like it was done to code?"

We often see basements finished by "a guy who knows a guy." If the electrical outlets are upside down or the plumbing looks like a maze, we’ll flag it. You can then check with the City of Edmonton to see if proper permits were pulled.

14. "Can you explain this specific finding in the report?"

Our reports are detailed (200+ images!), but if a photo of a "GFCI outlet" or "shingle delamination" looks like Greek to you, ask for a real-world explanation. We pride ourselves on being educators, not just inspectors.

15. "If you were buying this house, what would worry you most?"

This is the ultimate "cut to the chase" question. It moves the conversation from technical data to professional opinion. With our 10+ years of experience, we’ll give you an unbiased, honest answer.
